4.9Capital budgets are tight. The need for space is not.
Across the public sector, demand for new and better facilities keeps rising while capital budgets stay under pressure. Traditional construction can take two to three years to deliver, and large upfront costs put quality projects out of reach.
In education the pressure is sharpest in SEND provision. With a steep rise in Education, Health and Care Plans and pupils needing social, emotional and mental health support, many trusts and local authorities pay for expensive out-of-area placements simply because they have no room to expand.
Leasing offers a way through. It lets you create high-quality, lasting capacity now and pay for it in predictable instalments rather than one large capital sum.

For SEND the financial case is stark. A recent Kent County Council study found out-of-area placements can cost up to Β£142,000 per pupil each year once staffing and transport are included. Building your own provision turns that recurring spend into a long-term asset on your estate.
Running costs stay low too. Our buildings are carbon neutral for regulated energy as standard, with air source heat pumps and solar PV included, so more of your budget goes to students rather than energy bills.

The Inclusive Learning Hub
Developed with leading SEND architects Haverstock and The Blue Iris Partnership, our Inclusive Learning Hubs are purpose-built inclusion bases for mainstream or specialist settings, not retrofitted classrooms.
Each hub includes dedicated therapy rooms, sensory spaces, hygiene rooms and de-escalation zones, with direct access from classrooms to secure outdoor regulation areas. Biophilic design uses natural materials and daylight to lower stress and support better behaviour, attendance and outcomes.
They are designed to meet DfE Building Bulletin requirements and are fully compliant for local authority commissioning.
