We have been designing and building timber-frame modular buildings since 2003, so 23 years. In that time we have delivered over 900 buildings across the UK, including more than 250 for the education sector. That experience spans mainstream and special schools, nurseries, dining halls, sports pavilions, offices and community buildings. When you are making a significant decision about your estate, it helps to work with a team that has seen a very wide range of sites, briefs and budgets.

We manufacture at our own workshop in Coventry, in the West Midlands. Building the timber frame and insulated panels offsite, in a controlled environment, supports consistent quality and lets much of the work happen in parallel with groundworks on your site. Our manufacturing runs under an ISO 9001 and ISO 14001 certified management system. Our own installation teams then assemble, fit out and finish the building, so the same organisation is responsible from design through to handover.

Our buildings are permanent, bespoke structures, designed for a 50-year-plus lifespan and engineered to Euro Code Zero. We design each one around your site and your needs rather than supplying a repeated unit, and we build with an insulated timber frame panel system that gives strong thermal performance, with U-values of 0.18 W/m²K in the walls and 0.14 in the roof. Standard Western Red Cedar cladding weathers naturally, and the finished building is intended to serve your community for decades.

Yes. Everything we build is a permanent, bespoke building rather than hire stock. We design for a 50-year-plus lifespan, and we back that with warranties of 10 years on the structure, 25 years on the Alwitra single-ply roof membrane and 1 year on fixtures and fittings, with maintenance plans available. Because the buildings are modular, they can also be adapted or extended over time as your needs change, so your investment keeps pace with a growing school or business.

Our deepest specialism is education, including SEND and SEMH provision, from single classrooms and two-storey blocks to nurseries, dining halls, music rooms and Inclusive Learning Hubs. We also design and build offices, sports and leisure facilities, and Section 106 community buildings for commercial and public-sector clients. Whatever the use, the process is the same: a bespoke design from our in-house architects, a fixed upfront price, and delivery through a single team.

Sustainability is built into how we work. Our buildings are designed to be carbon neutral for regulated energy as standard, which helps lower running costs, and an optional route can extend that to lifetime carbon neutral thanks to the low embodied carbon of timber. We use insulation with high recycled content, well-insulated timber frame panels and energy-efficient glazing. Biophilic design adds daylight, fresh air and views of nature, so the buildings are healthy and comfortable for the people inside as well as lighter on the planet.

Several routes are available, and we help you find the right one. Many schools use the Condition Improvement Fund (CIF), and we provide free architectural designs to strengthen a bid. Others draw on School Condition Allocations or Devolved Formula Capital, or on Section 106 developer contributions for community and education infrastructure. We also offer a lease-funded route with no upfront capital, spread over a 10-year term under the IFRS 16 Maintained Schools Secretary of State Finance Lease Class Consent 2024, backed by a free viability consultation.

Yes. Because so much of the build happens offsite in our workshop, time on your site is reduced and better contained. Our teams plan controlled deliveries around your timetable and can work in live school environments throughout the year, not only during holidays. That approach keeps disruption to a minimum, protects safeguarding arrangements, and means pupils and staff carry on with as little interruption as possible while the new building takes shape.
