We design our buildings in accordance with Eurocode 0 to exceed a 50-year design life with minimal upkeep, and the timber frame has roughly 40 years of useful life remaining even beyond a 10-year lease term. These are permanent structures, built to the same standards as traditional construction, not temporary or hire-and-return units. They are backed by a 10-year structural warranty, a 25-year roof warranty and a 1-year warranty on fixtures and fittings. Yes. Because so much of the work happens off-site in our Coventry workshop, on-site activity is shorter and quieter than a traditional build. Our own installation teams are used to working in live and boarding school environments year-round, and we plan deliveries around your timetable rather than only in the holidays. We manage the programme to keep disruption to a minimum, screening the working area and coordinating closely with your site team so the rhythm of school and boarding life continues largely uninterrupted throughout.

Independent schools most often fund from capital reserves or a development appeal, and we provide the fixed-price design work to support those plans. We also offer a lease-funded route with no upfront capital, spreading the cost over a 10-year term, with the building designed to serve for around 40 further years. For a permanent, purpose-built modular building, yes. The main reservations people raise about modular relate to temporary cabins, which are a different product entirely. Our buildings are bespoke, permanent timber-frame structures built to full building regulations, with a 50+ year design life and the same standards of finish you would expect from traditional construction. The off-site approach actually improves quality control, because we manufacture panels in a workshop rather than exposing them to weather on site, and it reduces the time and disruption a traditional build would bring to your campus.

Every building is carbon neutral for regulated energy as standard, and EPC A+ capable when renewable technology such as solar PV is added.
